Hotel Resort Punta Skala, Zadar (HR)

Project Centrum performed a detailed Technical Due Diligence for the entire development Punta Skala in Zadar, Croatia. Target was to provide comprehensive analyses about actual condition of the facilities and services as well as to issue a detailed CAPEX and investment plan for the next 10 years. In our scope following packages has been included:

Access review
Building structure and fabric
External areas
Car park and circulation areas
MEP Systems
Fire protection and detection systems
BMS (Building Management System)
Utilities with respect to their efficiency and operational costs
Legal analysis of building permits, permit of use and land register
Analysis of environmental impact and compliance

In our report we presented our analysis including photo documentation and recommendations for the service and maintenance team, according to urgency. A separate chapter for the service and maintenance team is dealing with investments according urgency to secure a sustainable resort.
